Budget Report and Specifications

We typically do three budgets during the engagement. One at the beginning, preferably from conceptual drawings, but at the very least from the client’s design criteria (sqft requirements, # of bathrooms, % masonry, land conditions, etc.). The second budget would be performed after we have a floor plan and a couple of exterior elevations. The final budget is calculated when the drawings are in their final stages.

The idea with the first two budgets is that they will help steer the discussion and design decisions so that the final plans are close to the client’s desired budget for the project.

The final budget report will include specifications, assumptions, and budgetary calculations. Everything that is needed to confidently bid out the project to multiple bidders, or to sanity check the budget estimates from the builder you’ve selected.

You will be provided with the information you need to understand where the numbers are coming from. Whether its the cost of drywall, paint, framing material, or countertops. This information is key to any value engineering discussions that might occur. It’s also important to have this knowledge when evaluating proposals from builders.
